Commercial Building Permit Sequence Guide

  1. Obtain driveway permit from the Livingston County Road Commission, if applicable

  2. Obtain land use from township
    1. Approved Site Plan
    2. Plans Stamped by Township – (if applicable)
    3. Tax Code Number
    4. Lot number, Section Number
    5. Must provide LCBD with a receipt of approval from Twp. For PAID water/ sewer taps
  1. Acquire an address from Geographical Information Systems (GIS) Office

    (Please Note that some addresses are not issued by Livingston County GIS. See Map for addressing sources in Livingston County)

    The following steps may be taken in any order.

  2. Complete building permit application and including:
    1. Location – Site address, Lot number, Section number, Sub-division name, etc.
      1. Vacant lots must have an address to apply for permit
      2. Proof of ownership of property
    1. Owner, builder, Architect, or Engineer Information
    2. Water Supply and Sewage Disposal Type
    3. Description of work to be done in complete detail.
    4. Directions to the work site
    5. Sign & date application by person(s) applying for the permit
  1. Provide two complete sets of signed and sealed plans:
    1. Soil boring test
    2. Signed & Sealed structural calculations
    3. Type & Use of all areas
    4. Complete information for all special occupancy requirements
    5. Complete specifications
    6. List all design loads for the building
    7. Energy code calculations (ASHRAE 90A-1980 AND 90B-1975)
    8. Floor Plan Details 1st, 2nd, Foundation Areas, etc.
    9. List all rated assemblies including a diagram of rated assembly & the design Number
    10. List all penetrations through rated assemblies and the approved design numbers
    11. Complete door schedule with catalog cuts for all doors and hardware including locks
    12. Complete window and glazing schedule
    13. Complete interior finish schedule with the flame spread ratings
    14. Front, Sides, and Rear Elevations
    15. Details showing accessibility requirements
    16. List the design professional in charge
    17. List of required special inspections
    18. Electrical design – including locations of all exit and means of egress lighting
    19. Plumbing design
    20. Mechanical design
    21. Provide statement indication shop drawings will be submitted for all fire protection systems
  1. Grading permit(s) or waiver from the Livingston County Drain Commissioner, if applicable
  2. Septic & well permit(s) or waivers from the Livingston County Environmental Health Department, if applicable
    Electrical, plumbing and mechanical permits are not included with the building permit. These must be obtained from the Livingston County Building Department. Click here for applications.
